I hope you are all well, despite the relentless rain we have been having. Hopefully we will see Spring return soon with warmer temperatures as we have all had enough and its time for some sunshine.
Despite all that it has been a great week. I managed to successfully buy a client of mine into a lovely building on Robson Street west of Denman and just a stone's throw away from Lost Lagoon. It is a beautiful part of the city, got a great price, inspection went very well and I am sure they will be very happy there for years to come. It's a good feeling when you can help someone find a great place to live that works for them on so many levels.
So what has been happening in the Vancouver Property Markets for April?
It has been the quietest April since 2001 and we are definitely seeing it out there. No one knows why and you just have to go with the flow. However there are lots of buyers out there and we are seeing a renewed activity in first time buyers with prices being so favourable in the city right now. Properties are also selling, especially the ones that are priced sharply, presented well and have a good feeling about them.
So without further adieu, here are the April listings and sales figures for 2012 with a three year history from 2010:

So there you have it for now. No doubt the numbers reflect a very quiet April compared to previous years. However it is the smart and educated buyers and sellers that will always do well no matter what the circumstances.
